Tenancy Fees

We like to be frank and upfront about any potential costs so here is a breakdown of any fees you may incur. You can find out more about when, and why, these are needed below.

Application Fee

Your Application Fee will vary according to your circumstances:

  • Standard fee for full time working applicant: £240.00 (Inc Vat) per applicant-
  • Students: £200.00 (Inc  Vat) per applicant
  • Room let only: £140.00 (Inc Vat) per applicant
  • Family (1 adult and children): £360.00 (Inc Vat)
  • Family (2 Adults and children): £540.00 (Inc  Vat)
  • Company let £540 (Inc Vat)

Fees paid will cover:

  • Viewing costs.
  • A ‘Right to Rent’ check.
  • An applicant affordability check.
  • An employer reference.
  • A Landlord Reference.

Contract Fee

£30.00 per person for students or £36.00 for non-student contributions towards the preparation of the tenancy agreement

Guarantor Fee (if needed)

£100.00 (Inc Vat)

Fees paid will Cover:

  • A Land registry check.
  • An Employment check.
  • Adding a guarantor to a contract.

Check out Fee

Starts from £50.00 Inc VAT Per room, so it depends on the size of the property. please call the office to find out more

Stake your claim

To secure your rental home you will need to place a holding deposit on it.

At this point we stop arranging viewings, so, as long as everything else checks out, the place is as good as yours. You must also pay an Application Fee to cover our administrative costs.

  • Fill in an application form for the rental property you are interested in
  • Pay a holding deposit of £300 via bank transfer or cash to ‘secure’ the property. This amount is not an extra charge but is put towards the first month’s rent and/or your deposit

Tenant checks

In the same way that you checked out the properties you were considering renting we must check out our tenants.

To do this we need certain things from you.

  • We seek a landlord reference (from your previous residence), we obtain an employer reference and we conduct a full online credit check
  • To do this we need at least one document from each of the following sections:
    • Proof of address
      • Gas/Electricity bill
      • Bank/Building society statement
      • Telephone bill
    • Proof of identity
      • Passport photo
      • Photo of driving licence
      • Photocopy of National Insurance card
    • Proof of income
      • P60, P45, P35
      • Payslips (three most recent ones)
      • Statement of Accounts (for Self-Assessment)

Before moving in

You’re almost there but before you move in you will need to:

  • Pay your first month’s rent in cleared funds and set up a monthly standing order for future rental payments
  • Leave a security deposit of five week’s rent. (Don’t forget your initial holding deposit counts towards this amount)
  • A contract fee  is needed for the preparation of your tenancy agreement (see above charges)
  • If you need to have a Guarantor they will need to prove they are a UK homeowner and we will need to seek a relevant financial reference for which a fee of £100 Inc  VAT is payable
  • Finally we arrange for an Inventory/Schedule of Condition to be prepared and conduct check-in reports. The fees for these are split evenly between the landlord and the tenants and they vary according to the size of the property.
